Boulder Creek Business Park II is a 55,000 square foot office warehouse development located in Frisco, Texas that Markpoint is co-developing with Boulder Creek Properties. This new development is a fully secure and gated facility with concrete paving and lavish landscaping. Units range in size from 1500 sq. ft. to 10000+ sq. ft. Each unit includes a climate controlled office with ADA compliant bathroom, along with a large fully insulated warehouse space with 20' clear height.  Lease rates start at $1125 per month and include water and sewer expenses. Legacy Point Shopping Center
Markpoint Realty Group is proud to announce development plans for Legacy Point Shopping Center, a 25,600 square foot premium retail shopping center located on the southwest quadrant of Legacy Drive and Lebanon Road in Frisco, Texas. The site is located in an area considered to be a prime retail location in one of fastest-growing communities in the country. Surrounding demographics are excellent as indicated by the fact that in 2007 there were already over 6000 people within a 1- mile radius of the site with an average household income of over $165,000, and over 55,060 people within a 3-mile radius supporting an average household income of over $107,000. Blaketree Ranch & Golf Club
Blaketree Ranch & Golf Club contains approximately 1404 acres of land that includes several lakes and ponds and an 18-hole Ben Crenshaw designed golf course. The land is heavily wooded, featuring rolling terrain, and is located in Southwest Montgomery County, Texas, 22 miles northwest of The Woodlands, Texas. The parcel is situated in the path of continuing growth and several national developers have bought up the land surrounding Blaketree and have already started development on residential lots. This is a co-investment with Jim Duggan of Duggan Realty Advisors and Norm Waitt, founder of Gateway Computers.





Markpoint Reatly Group Hampton Inn Venice Florida
Hampton Inn - Venice, Florida

The Venice Florida Hampton Inn and Suites, a 109-room limited service hotel located at 881 Venetia Bay Blvd., Venice, Florida. The Property was built in 1997 and is situated approximately one half mile from downtown Venice and one mile from Venice Beach. Charter One Hotels and Resorts, Inc., the current property manager since 2003 will continue to manage the hotel in addition to being a significant equity investor in the property.



 

 


Valley View Tower

Markpoint Realty Group help provide a $1,700,000 Convertible Mezzanine Loan in connection with the acquisition and renovation of an existing 77,056 square foot six story office building (Valley View Tower), the construction of a 128 space underground parking garage, and the development of 18,000 square feet of high-end retail center on this highly visible site located on the northwest corner of Preston Road and IH-635 (LBJ Freeway) in Dallas, Texas. Valley View Tower is currently occupied with local tenants including Banker's Financial Mortgage, Scientific Careers, State Farm and various professionals. More importantly, the property has 500 feet of frontage along Preston Road and 250 feet on the LBJ service road, and the intersection is one of the most heavily traveled in Dallas with over 200,000 cars daily.

 

 


Silver Creek Apartments
 

The Silver Creek Apartment complex is a 320-unit two-story apartment built in 1980 in Tulsa, Oklahoma. It is currently over 90% occupied and has maintained a consistent and stable historical occupancy rate. The complex is situated on approximately 10.01 acres and consists of 19 two-story buildings, a two-story management office along with a clubhouse, comprising a total of over 237,000 square feet. Amenities at the complex include a swimming pool, 24-hour emergency maintenance, luxury clubhouse with kitchen, bar, and billiards, and a laundry service area. The previous owner recently remodeled the units and have consistently kept the property well maintained with little or no deferred maintenance.

 

 


Harvest Plaza "Wal-Mart" Retail Center

Harvest Plaza Retail Center is a 20,200 square foot development in Wylie, Texas. This Phase I development is shadow anchored by a new Wal-Mart Supercenter. The center is located at the Northwest quadrant of Texas State Highway 78 and Spring Creek Parkway in Wylie, Texas, and is designed to accomodate tenants wishing to take advantage of the powerful retail traffic generated by Wal-Mart. The building will have 75 foot bays and ample parking for retail use. Phase II will be completed at a later date, and is anticipated to comprise approximately 18,000 square feet of complimentary retail and restaurant space.

 

 

 


North Academy Home Center

North Academy Home Center, is a 184,410 square foot, five building retail shopping center located on 14.1 acres at Academy Boulevard and Vickers Drive in Colorado Springs, Colorado. The center is occupied by several home furnishings retailers that market to the over 100,000 above average income residents living within a 3-mile radius of the property. Currently the development is stabilized with over a 98.3% occupancy level and cash flowing nicely. MRG projects that rents at the property will continue to rise as leases are renewed, thus increasing the value of the property. 

 

 

 

 

 


Yarbrough "Wal-Mart" Gateway Plaza

Gateway Plaza Shopping Center is a new 16,000 square foot retail shopping center in El Paso, Texas. The site is directly adjacent to a new Wal-Mart Supercenter located at Interstate 10 immediately west of Yarbrough Drive. Positioned in the heart of El Paso, Texas, Gateway Plaza has ample parking, generous signage and excellent visibility from Interstate 10. The project is already 62% leased with tenants including RadioShack, Payless Shoes, and EB Games.  

 

 

 

 

 

 

 


MacArthur Medical Plaza

MacArthur Commons is a 116,296 square foot medical office campus redevelopment in Irving, Texas.  The property consists of nine separate office buildings and is strategically located between three major hospitals. HCA Las Colinas Medical Center, Baylor Coppell, and Baylor Medical Center Irving are located in a 7 mile radius of the property. The property’s frontage on MacArthur Boulevard provides easy freeway access from both SH 183 and SH 114. Small business medical office condominiums provide owners a cost-effective alternative to leasing. This program allows for business owners to build equity while experiencing the tax advantages and value appreciation of ownership.

 

 


Melissa Liberty Commercial Land

Markpoint Realty Group co-invested with Falcon Realty Advisors and FREI to purchase a 22-acre master planned development site strategically located on the northwest corner of State Hwy. 121 and Melissa Road (“F.M. 545”) in Melissa, Texas.  The tract is situated directly in the heart of the residential growth of the town of Melissa and contains a large portion that is considered a prime retail location with excellent frontage and visibility along the Hwy. 121. The business plan is to separately plat the property into six (6) parcels and sell the tracts to users within a 36-48 month time frame.
